Acquisition costs
Ask a Malaysian conveyancing lawyer for a written estimate covering legal work, searches, state-consent work, stamp duties, registration, disbursements and any developer-specific charges. The exact treatment depends on the transaction and current law.
Financing costs
Compare valuation fees, loan-document costs, mortgage insurance where applicable, effective borrowing rate, lock-in period and early-settlement terms. Stress-test repayment in SGD terms if the loan is in MYR.
Annual and operating costs
- Maintenance and sinking-fund contributions.
- Assessment, quit rent, insurance and utilities.
- Internet, cleaning, key management and periodic inspections.
- Air-conditioning servicing, furnishing replacement and repairs.
- Travel and time required to manage the home from Singapore.
Exit costs and tax
Allow for marketing, legal work, loan discharge, repairs and possible tax. Malaysia’s Inland Revenue Board publishes current Real Property Gains Tax rates; foreign owners should obtain transaction-specific tax advice.
Choose qualified professionals
Verify lawyers in the Malaysian Bar Legal Directory and property professionals through the official LPPEH search. Directory inclusion verifies registration, not suitability for a particular transaction.
