SINGAPORE BUYER GUIDE

Buying a home in Johor from Singapore

Start with eligibility, total ownership cost and the life you expect to live—not only the advertised price.

Confirm eligibility before choosing a unit

Foreign-purchase rules can depend on the current Johor threshold, property type, title, developer approval and state consent. A lower-priced unit is not automatically available to a foreign buyer. Ask a qualified conveyancing lawyer to confirm the exact unit before paying a non-refundable amount.

Budget beyond the purchase price

Prepare for legal fees, stamp duties, state-related charges, financing costs, insurance, maintenance, sinking fund, utilities, furnishing and periodic repairs. If the home will be used only on weekends, include cleaning, key management and the cost of leaving systems safely unattended.

Compare financing in the same currency

Check the required deposit, loan tenure, effective rate, valuation basis and early-settlement conditions. Stress-test the monthly commitment against a weaker exchange rate and higher interest cost. Do not compare a Malaysian mortgage payment with Singapore rent without including ownership and exit costs.

Inspect the actual unit and route

Artist impressions and sample layouts cannot show the view, noise, afternoon heat, lift journey, condition or walking experience of a particular home. Visit at more than one time of day, walk the route you expect to use and ask for current written management rules.

Keep ownership and residency separate

Owning property does not itself grant Malaysian residency. Immigration programmes and visas have separate eligibility and renewal requirements. Obtain current advice before building a long-term living plan around a property purchase.

Make the route and the home real

Shortlist suitable layouts, inspect the actual view and experience the CIQ journey before deciding.
